How to Buy at Auction
Your step-by-step guide to purchasing property at auction with Spire Property Auctions.
Find a Property
Browse our catalogue of upcoming auction lots. Use our search and filter tools to find properties that match your requirements. Each listing includes property details, images, guide prices, and auction dates.
Review the Legal Pack
Before bidding, download and review the legal pack for each property you are interested in. The legal pack typically includes title documents, local authority searches, property information forms, and any special conditions of sale. We strongly recommend having the legal pack reviewed by your solicitor.
Register to Bid
To bid at auction, you will need to register with EIG Property Auctions. Registration involves providing identification, proof of address, and details of your solicitor. You can register online in advance of the auction.
Bid at Auction
On auction day, you can bid online via the EIG platform. Bidding is open and transparent. The auctioneer will start bidding at or around the guide price and accept bids in increments. The highest bidder when the gavel falls wins the lot.
Exchange Contracts
If you are the winning bidder, contracts are exchanged immediately. You will be required to pay a deposit (typically 10% of the purchase price) on the day of the auction. The buyer's premium and any additional fees will also be due at this point.
Complete the Purchase
Completion typically takes place 28 days after the auction (or as specified in the special conditions of sale). Your solicitor will handle the legal transfer of the property. Ensure your finances are in order to meet the completion deadline.
